FINANCING PRE-APPROVAL

Real Estate Professionals, Inc. advises all of our buyer clients to seek mortgage pre-approval right away. Let me explain why. First of all, many buyers and agents confuse the terms pre-qualification and pre-approval. A pre-qualification letter is a letter from a lender that says that the lender has reviewed your financial information and that you should qualify for a mortgage loan. This is not a guarantee and many times these pre-qualification letters are of little value.

A pre-approval is obtained when you meet with your lender and provide your financial information such as pay stubs, W-2’s and bank statements and complete a loan application. The lender will provide a pre-approval which is a commitment to lend you money. The benefit to you is that you will know that your financing is in place and you will be in a better position to negotiate with the seller or compete in a multiple offer situation. Many buyers wait until they find the right home to decide on a lender and apply for a loan. This is a very big mistake. Many sellers don’t want to sell their homes to someone that has only obtained a pre-qualification. By obtaining a written pre-approval you will be a sure thing for the seller and won’t have to worry about whether your financing will go through, or go through on time. You can obtain a financing commitment at no cost and have the confidence that when you are ready to buy the perfect home, you will be prepared and able to negotiate the best deal.

TOTAL HOME SEARCH LIVE

Real Estate Professionals, Inc. has a powerful database where you can search all homes for sale in the “multiple listing system” more commonly called MLS. Our database search is called Total Home Search Live. This database is a live search of the MLS. Many other websites that have property listings show outdated information and show homes as available that have long been sold. Many of these websites don’t even have photos or the property address. They are lead generating websites that want you to contact an agent before you get any information. Total Home Search Live will allow you to search the same database that your agent uses in real time. If a property is listed today at 9 PM, the information is available immediately. You will have access to the property address, photos of the property, maps and plenty of information about the home. You can request a showing or additional information directly from our website. You can even provide your e-mail address and receive information on new listings by e-mail daily.

MORE HOMES FOR SALE

All of our agents have information on properties that may not be available on the MLS. Our agents are experts on new home builders that do not list their homes on the MLS. We can also provide you with information on HUD and bank foreclosed homes and even for sale by owner properties. We will use every available resource to help you to find the perfect property.
